Building a home is one of life’s biggest investments—financially, emotionally, and creatively.

Yet many homeowners don’t know who to ask—or what to ask—to get a realistic picture of what their dream home will cost from start to finish.

The Five Phases of a Home Build
(and Who to Talk To)

1. LAND: The Foundation of Every Decision

Before you fall in love with a lot, talk to your real estate agent and architect.
Not all land is created equal—setbacks, utilities, slope, trees, flood zones, and soil can dramatically affect your budget.

Ask:

  • Is the lot zoned for the type of home we want to build?

  • What site conditions could increase costs (septic, grading, retaining walls, etc.)?

  • Can we orient the home for privacy and natural light?

2. DESIGN: Bringing Your Vision to Life (and Budget)

Once you have land under contract, your next partner is your architect.
This is where dreams meet paper—where creative vision meets reality.

Ask:

  • What are the biggest costs in homes similar to ours?

  • What design features drive cost (roof complexity, window walls, materials)?
    How can we design in phases or make smart trade-offs to stay on budget?

3. PERMITTING & PREP: The Invisible Costs

Before any dirt is moved, there are fees, reports, and reviews. This phase often surprises homeowners because it’s rarely itemized in early estimates.

Ask your architect or builder:

  • What permits are required for our municipality?

  • Are there environmental studies or surveys needed?

  • What’s the timeline for approvals, and how might it impact costs or start dates?

(Tip: Ask your team to provide a “soft cost” estimate that includes design, engineering, and permitting—not just materials and labor.)

4. BUILD: The Big Ticket

This is the stage most people focus on—but construction costs are just one piece of the full puzzle.

Your builder will provide the clearest view of this number, ideally after your design is well defined.

Ask:

  • What’s included (and not included) in the base price?

  • How do allowances work for fixtures and finishes?

  • What happens if material prices fluctuate during our build?

  • How are builder fees estimated? For example, are construction fees based on a percentage of material and labor costs or a fixed fee?

  • Are you allowed to purchase your own materials to save on added costs?

5. LANDSCAPE & INTERIORS: The Finishing Touches (and Hidden Budget Busters)

By the time the house is framed, fatigue and budget pressure can set in—but don’t overlook these final layers that make a house feel like home.

Ask your landscape designer and interior decorator:

  • How much should we allocate for outdoor living spaces, fencing, or irrigation?

  • What are realistic costs for window treatments, furniture, lighting, and art?

  • Can we phase décor or landscaping over time to manage cash flow?
